The redevelopment of Kelowna’s Appaloosa Road area has been steadily increasing over the past two years.
On Wednesday, another rezoning application was submitted to change a property in the area from the A2 - Agriculture/Rural Residential (Non-ALR) zone to the I2 - General Industrial zone.
CTQ Consultants Ltd is eyeing 3020 Appaloosa for their project, which is in between 11 properties that were rezoned in June 2022.
The property owner is looking to rezone to allow for an office and equipment storage.
The 3020 Appaloosa Road is about 1.83 acres (0.74 ha) and is currently utilized for residential purposes.
“For the foreseeable future the property owner intends to maintain the existing residence following successful rezoning of the parcel,” the application says.
“Other than the dwelling located at the south end and an outbuilding in the center of the lot, lawn and open space occupies the remainder of the parcel.”
A property to the west at 3008 Appaloosa has a civil contractor business and equipment site storage while the property to the east is also zoned I2 but only has a house and some outbuildings, the applications says.
The property is serviced by community water and has a recently installed sanitary sewer service that has not been connected to the residence at this time.
This application is inline with the future land use for this property, which is designated as industrial under Kelowna’s Official Community Plan.
As of Thursday afternoon, the application has yet to be circulated around the city’s planning department. A report will go to council for consideration in the near future.
